Check in & out

Arrive any time after 4:00 pm. Check out by 11:00 am — late checkout usually possible, just ask.

9250 E FM 942, Livingston, TX 77351. About 1 hr 30 from Houston via US-59/I-69.

Gate access

The property is gated. Your personal gate code arrives by email the day before you travel.

Packing

Bring these. We have the rest.

  • Closed-toe shoes for the trails
  • Bug spray and sunscreen — East Texas means it
  • A jacket, even in spring; the pines hold the cold
  • Swimsuits in summer, boots after rain
  • Your own fishing gear if you are particular about it

Provided: linens and towels, firewood, basic kitchen kit, coffee, loaner fishing poles, and a trail map.

Frequently asked

How far is it from Houston?

About an hour and a half. Take US-59/I-69 north to Livingston, then east on FM 942. Full driving directions and the gate code go out with your booking confirmation.

Is it good for young kids?

That is exactly who we built it for. Mowed open ground, a shallow-banked pond with a railed pier, short flat trails, and no through traffic behind the gate. Under-5s are free on every day pass.

Can we bring the dog?

Yes — well-behaved dogs are welcome in all cabins. Keep them leashed around the pond and the fire pits, and clean up after them. A small pet fee applies per stay.

Is there cell service and Wi-Fi?

Cell coverage is workable but not fast. Wi-Fi reaches the cabins. If you need to take a call, you can; if you would rather claim you couldn't, we will back you up.

What should we bring?

Closed-toe shoes, bug spray, sunscreen, a swimsuit in summer, and a jacket in winter — the pines hold the cold. Linens, towels, firewood and basic kitchen kit are provided.

Can we bring our own ATV or UTV?

With prior approval, yes. Riders must stay on marked trails, wear helmets, and keep to daylight hours. Let us know when you book so we can walk you through the trail map.

Do you host events and weddings?

Not yet. The land handles a gathering beautifully and it is on the roadmap — email us and we will tell you the moment we open the calendar.

What is the cancellation policy?

Free cancellation up to 14 days before arrival. Inside 14 days we will always try to move your dates rather than keep your money.

Quiet & neighbours

Quiet hours from 10:00 pm. Sound carries a long way over open ground out here.

Fires

Fires in the provided pits only, never left unattended, fully out before bed. We follow the Polk County burn ban when one is in effect.

Pets

Well-behaved dogs welcome, leashed near the pond and fire pits. Small pet fee per stay.

Vehicles & ATVs

Drive at walking pace on the property. ATVs and UTVs by prior approval only, helmets on, marked trails, daylight hours.

Cancellations

Free cancellation up to 14 days before arrival. Inside 14 days we will try to move your dates instead.

Smoking

No smoking indoors. Outdoors, use the ash cans — this is a pine forest.
